Here are the latest statistics in the Ottawa real estate marketplace, using the Sale-to-Active Listings Ratio (SAR) indicator, to offer some insights on property-type buying and selling trends in September 2024.
As you see below in the tables, here are some important observations you need to know:
1. All the residential and condo property types are in the "seller market" category above 22% (except for 3-storey detached properties) in September 2024, which indicates that buyer demand continued to be strong during that period (despite reduced sales in September compared to more sales in August).
2. The balanced market in 3-storey detached properties may indicate that buyers are still looking for affordable housing options
3. The SAR decreases for all residential and condo property types from August to September 2024 may signal that buyers continued to be cautious to anticipate interest and mortgage rates to continue to decrease in October and beyond assuming that they can buy affordable properties at that time. However, buyers need to be aware that reduced interest and mortgage rates can generate bidding wars among buyers, resulting in higher purchase prices.
