Here is a summary of December 2023 to January 2024 sales and average sale price trends.
As you will read below, there is a consistent pattern of significant selling activity in the eastern and western parts of the city (compared to the southern sections of the city) due to increased population growth and housing development activity in those districts. This trend is related to decreases in average residential and condo sale prices in 5 out of the 10 districts, along with 8 out of the 10 districts showing a balanced or buyer's market. This is where most buyers are taking advantage of listing price reductions on properties that have been on the market for a considerable time to offset current high mortgage rates. As there is talk that the Bank of Canada may begin to reduce interest rates in Spring or Summer 2024, there may be a shift from a balanced or buyer's market to a seller's market in most or all of the districts, depending on how much supply of properties are available for sale in the market and the amount by which the Bank of Canada will decrease interest rates overtime.
